Set within a historic Staffordshire landscape, The Steel Barn project involved the complex conversion of a steel-frame agricultural building into a contemporary 294 m² family residence. Working within strict planning constraints, we retained the original footprint and ridge heights while completely reimagining the internal volume. The result is a striking modern home that respects its agricultural heritage while delivering exceptional contemporary living. Delivered in collaboration with Niche Architecture and Virtus Consult, this project stands as a testament to technical precision, design adaptability and collaborative execution.

The Brief

The vision was to transform a utilitarian steel-frame barn into a high-specification family home without altering its external silhouette. Key priorities included preserving the original ridge height and footprint, creating a dramatic open-plan living space, introducing significant natural light, and integrating a substantial indoor leisure facility within a sensitive planning context.

Our Approach

While the exterior form remained true to the barn’s agricultural proportions, the interior was entirely redefined. A vast open-plan living area now sits beneath soaring vaulted ceilings, complemented by a feature glazed rear elevation that floods the space with natural light. Careful structural planning allowed us to maximise the full 294 m² internal volume without breaching planning limitations, maintaining the integrity of the original building’s form.

KEY FEATURES

Flood Risk & Deep Excavation
Integrating a 36 m³ indoor swimming pool demanded significant excavation within the existing footprint, introducing flood risk and structural complexity. Our solution: a completely independent storm-water drainage system and bespoke soakaway network, ensuring long-term flood resilience and protection of the leisure suite.

Material Volatility
Global material shortages during the 2021 build phase threatened programme certainty and specification standards. Our solution: leveraging our specialist supplier network to adapt the design in real time, sourcing alternative high-specification components, including SFS framing and Siberian Larch, without compromising quality or budget.

Planning & Heritage Constraints
Strict planning conditions required full retention of the original ridge heights and footprint within a historic setting. Our solution: utilising a Z-Purlin roofing system and intelligent floor-level management to maximise internal volume while remaining entirely within the building’s original silhouette.
